BOILER PREVENTATIVE MAINTENANCE

Best Practice
This practice will ensure the safe operation of University low pressure hot water boilers.  This practice defines guidelines for equipment inspection, testing and maintenance.

Program Scope
This program applies to all low pressure hot water boilers in use throughout the University.  The program mandates documented daily, weekly and monthly testing of the equipment.

Responsibilities
FACILITIES DEPARTMENT
       -- Perform daily, weekly and monthly tests on the boilers,
       -- Ensure contracted quarterly and annual inspections,
       -- Provide for the inventory of individual units on the PM Inventory, 
       -- Ensure proper documentation is maintained for each unit.

Process
       --
Verify the equipment and its location is entered into the campus PM Inventory.
       -- Maintain boiler preventative maintenance according to the following schedule
