HVAC PREVENTATIVE MAINTENANCE

Best Practice
This practice will ensure the safe and efficient operation of University HVAC mechanical equipment.  This practice defines guidelines for equipment inspection, testing and maintenance.

Program Scope
This program applies to all HVAC equipment in use throughout the University.  The program mandates documented quarterly preventative maintenance of all equipment.

Responsibilities
FACILITIES DEPARTMENT
       -- Ensure contractors are performing quarterly inspections and tests on all HVAC equipment.
       -- Provide for the inventory of individual units on the PM Inventory, 
       -- Ensure proper documentation is maintained for each unit.

Process
       
-- Verify the equipment and its location is entered into the campus PM Inventory.
        -- Working with a mechanical contractor, maintain HVAC preventative maintenance according to the following schedule
